Your Legal Responsibilities
The Gas Safety (Installation and Use) Regulations 1998 require landlords to:
- Ensure all gas appliances, fittings, and flues are maintained in a safe condition.
- Have a Gas Safe registered engineer carry out annual safety checks.
- Provide tenants with a copy of the CP12 certificate within 28 days of the inspection.
- Keep records for at least two years.
